M&R Development’s primary project and the one it is most well known for is the 577-acre development project at The Downs in Scarborough, Maine. The Downs a project unlike any other in New England. It is delivering over 2,000 mixed-housing units, a first-ever new construction Town Center, and is home to 50+ businesses in the Innovation District. The housing diversity at The Downs is meant to deliver meaningful contributions to the state’s housing market, while not placing a burden on the schools or the municipality. 85-percent of the units are tiny homes, condominiums, town homes, and apartments, spanning all categories to include affordable, workforce, 55+ and luxury offerings. Every price point and demographic is met at The Downs – our housing development is unlike all others in the state of Maine. The Downs is also delivering a public benefit of Scarborough’s long desired (2006 Comprehensive Plan) Town Center. It has preserved 200 acres of conservation land, closed a critical loop in public transit from Falmouth to Biddeford, created 10 miles of walkable sidewalks and trails, and is nearly completed a $18M traffic improvement project with the state of Maine, the town of Scarborough and the development team. Finally in the commercial sector, 1,000 jobs have been created across the 50 businesses to locate at The Downs, including Costco, Allagash, IDEXX, InterMed and Market Basket and more. At full buildout the project will be valued at $1.5B and will produce upwards of $20M in tax revenue for the town of Scarborough annually. M&R Development puts family first, and business second.
